Do I have to work within a target market to be an eligible tenant?
The building is targeted at knowledge based SMEs and particularly at those whose work is related to innovation, science. technology or any aspect of tackling future challenges that cities face. Development, research, testing, business services and all related disciplines are part of the future community of businesses that will be based in The Core. Contact us for further information
What kind of legal documents will I be expected to sign?
A simple declaration will be required to be signed or a staturary declaration will be required to be sworn in front of a Solicitor.
Will I be required to sign a Lease?
Yes, the Core uses a Lease to provide the Terms of contract
What are the terms of contract?
Various Lease options available ranging from 12 months to 3 Years
Is there parking available on site?
Yes, Newcastle Helix has a pay & display MSCP “The Garage” is situated on Corporation Street. SatNav Postcode: NE4 5QB. The car park is accessed via Corporation Street and is 150 yards from the entrance.
Do I need insurance?
We’ve got buildings insurance covered but you will have to arrange contents insurance and any other insurances you need for your own business
Can I decorate the Office?
Yes, so long as the room is returned to original upon departure
What are the environmental features of the building?
The building has been designed to meet high environmental standards in all aspects of its construction and ongoing operation. Achieving a BREEAM Very High environmental rating has been a condition of funding of The Core. This entails careful consideration of every feature of the design, materials, and thermal insulation. The Core benefits from several features such as a Living Wall, Rainwater Harvesting System, Solar Panels and a Sedum roof.
Do I need to pay utilities on top of the base rent?
Yes, all utilities such as water, electricity and district energy centre (heating) are recharged to all occupiers
Are business rates covered under the cost?
Unfortunately not, business rates are the responsibility of each Occupier.
Who looks after The Core?
Knight Frank Promise are the nominated Managing Agent who operate the Building on behalf of Newcastle City Council
Can I use meeting room space at The Core if I have a Virtual Office?
Yes, we can support requirements for meeting space. Please speak to Reception for pricing and availability.
Are the offices air-conditioned?
No, The building has been carefully designed so that traditional air conditioning is not required in office spaces. The Building was designed to allow for natural Ventilation to circulate air around the room. However, the Event space and meeting rooms do benefit from a full A/C system.
Is there WiFi throughout the Building?
The Core has Guest WiFi throughout all meeting / event spaces to be used by Guests.

Is The Core part of the Helix?
Yes, The Core sits within the Helix complex. Joining The Core in the Helix are other buildings such as The Catalyst, The Biosphere, The Spark, The Lumen, The Key, Urban Sciences Building and The Frederick Douglass Centre.
What are The Core's operational hours?
The Core is open Monday - Friday, from 08:30 to 17:30.
Can I gain access 24/7?
Occupiers can gain access to the building 24/7.
Can I use The Core as a registered address on Companies House?
Yes, all Occupiers including Virtual may use the Core as a registered address with written consent
What Facilities does The Core have for Occupiers?
The Core boasts shared kitchen facilities on each floor with access to a fridge, water coolers and instant hot water, each floor also has its own toilets and a shower
Does The Core have bike storage?
Yes, there is a communal area within The Core in which up to 8 bicycles can be stored.
